November sales results of apartments in Tokyo with evidence sourced via Japan Property Central originally supplied to REINS by agents.
The below is a selection of apartments that were reported to have sold in central Tokyo during the month of November 2019:
Toranomon Hills Residence (2014) $3,620 / sq ft
Toranomon Hills is the current crown jewel for Mori Building’s mixed-use office/hotel/residential projects. This has been the most expensive reported resale in this building on a price-per-square-meter basis to date, selling for about 8.5 per cent more than the last publicly reported sale in 2018. There are currently just two sale listings in this building with an average asking price of 4,720,000 Yen/sqm.
Park Court Aoyama The Tower (2017) $2,620 / sq ft
Park Court Aoyama The Tower is a luxury condo with an iconic curved exterior. Off-the-plan sales began in late 2016, with the building selling out just upon completion in December 2017. The average price when brand new was around 2,800,000 Yen/sqm. There are currently 21 sale listings in the 163-unit building with an average price of 3,100,000 Yen/sqm. The average asking price of an apartment over 100 sqm is around 4,000,000 Yen/sqm, and 2,750,000 Yen/sqm for apartments under 100 sqm. There have only been four publicly reported resales in this building to date, with an average resale price of 2,660,000 Yen/sqm. This has been the most expensive reported resale in this building on a price-per-square-meter basis to date. The apartment may have sold for approximately 15 ~ 20% more than its price when brand new.
Premist Yoyogi-Koen Park Front (2019) $1,900 / sq ft
Premist Yoyogi-koen Park Front is a 12-story apartment building located on the western side of Yoyogi Park. When new, apartments had an average price of around 1,900,000 Yen/sqm. There are currently no sale listings in the 35-unit building. This was a compact apartment with park views. It sold for approximately 40 per cent more than an identical apartment a few floors down was listed for earlier in the year.
City Tower Azabujuban (2009) $1,830 / sq ft
City Tower Azabujuban is located next-door to Park Court Azabu Juban The Tower. Current asking prices in this building range from 1,860,000 ~ 2,840,000 Yen/sqm, with an average of 2,150,000 Yen/sqm. There are 14 sale listings in the 501-unit building. Sales have been brisk this year with 17 reported sales to date in 2019, up from 7 sales for all of 2018. The average sale price to date in 2019 is around 1,950,000 Yen/sqm, down 1.3 per cent from 2018 (1,975,000 Yen/sqm) but up 2.4 per cent from 2017 (1,905,000 Yen/sqm). This apartment sold for approximately 60 per cent more than a similarly-sized apartment a couple of floors down sold for in 2013.
The Conoe Daikanyama (2016) $1,590 / sq ft
The Conoe Daikanyama is a 13-storey apartment building in front of Daikanyama Station. There are currently 6 sale listings in the building with an average asking price of 1,950,000 Yen/sqm. The average resale price to date in 2019 is 2,030,000 Yen/sqm, up 15.3 per cent from 2018 (1,760,000 Yen/sqm) and up 6.8 per cent from 2017 (1,900,000 Yen/sqm). This apartment sold for approximately 10 per cent less than an identical apartment upstairs sold for in 2017, and may have sold for less than its price when brand new.
